We understand a Mortgage commitment is appreciated early in the process. Minimum documents required to offer a commitment for standard income:

LOE / full time:

    • 3 months of bank history
    • Photos recommended if any deferred maintenance

Seasonal Income / new employment please add:

    • Employment confirmation docs showing 2 year history
    • Most recent NOA for each applicant
    • 12 months of bank history
    • T2 x 2 most recent years including all schedules

Other income sources:

    • CPP / OAS from – 3 months statements
    • Disability incomes – documentation confirming permanent
    • CTB – 3 months bank statements + confirmation children are under age 14

Our terms are based on borrower and property quality which is primarily illustrated by:

    • Bank history,
    • Income verification docs,
    • Appraisal.
      • Photos –>  may save your client the cost of an appraisal.
