What’s the story?

Our practical approach to underwriting places tremendous value on the story. A realistic explanation about how the client fell out of the A lending space, and how their payments will flow reliably, will move applications faster than any other information.

Initial Submission:

  • Our underwriting platform sends all email communication to the submission agent. Please ensure the only agent listed on the application is the agent directly involved.
  • If CC of another team member is desired for all communication from Yes Capital please indicate that person’s email address in the notes.
  • Is a chat about the deal desired prior to underwriting?
    • Flag this request in the submission notes, along with the phone # to call, and the assigned underwriter will reach out during the initial review.

Documents!

    • A preliminary file upload link will be sent to the submission agent automatically.
    • Please upload docs already on hand, to speed underwriting and commitment accuracy.
    • The following docs upfront will save you, and us, time:
      • Bank statements (12 months for seasonal or payout of private lender / 3 months to start for all others)
      • Income verification docs for all borrowers relying on BFS, seasonal, or commission income.
    • Not sure where to put the docs? Please drop them in the “other” category. We’ll take it from there.
    • Our upload portal provides document review status in real time.

Underwriting:

  • The submission agent will receive an email identifying the assigned underwriter as soon as review commences.
  • The Submission agent will receive an updated document request email when the document list has been aligned to the application specifics.
    • Please advise the Underwriter when all available documents have been uploaded.
    • Documentation exceptions are easier to grant when all available docs have been provided.
  • The submission agent will receive the commitment via email.

Broker complete:

    • Confirmed when the lawyer is instructed to close.
    • Our team conducts a peer review on each file at time of instruction. This allows us our underwriters to move the application through underwriting faster however it does occasionally result in a request for more information. We do our best to minimize these requests.
    • Broker’s are cc’d on lawyer instructions. This is a great opportunity to double check approval structure including payouts with your client.

Broker compensation

    • Paid via direct deposit to brokerage payroll team within 14 business days of the lawyer confirming the Mortgage closed.
    • Please ensure the Payroll agreement required between your brokerage and Yes Capital has been completed.
